The typical U.S. listing experienced a substantial cumulative price cut of $25,000 in October, with typical price reductions remaining near $10,000. This trend is particularly notable as multiple price reductions are becoming more common, indicating longer sales periods for homes.
Kara Ng, a Zillow senior economist, highlights the positive impact of these discounts, stating, 'These discounts are bringing more listings in line with buyers' budgets and helping fuel the most active fall housing market in three years. Patient buyers are reaping the rewards as the market continues to rebalance.'
While some of the most expensive markets, such as Los Angeles ($61,000) and New York ($50,000), are seeing significant price cuts, buyers in less expensive markets are also benefiting. In cities like Pittsburgh, Austin, and Houston, smaller price cuts can represent a more substantial relative discount. However, in cities like Louisville, Oklahoma City, Detroit, and St. Louis, where cumulative discounts were the smallest in October, homes are selling fast, indicating steady demand. As a result, sellers in these areas don't need to reduce prices as much to attract buyers.
This analysis reveals a dynamic housing market where buyers are capitalizing on price reductions, and the market is adjusting to meet the needs of both buyers and sellers.
